Today, October 5, 2016, as of 1229hrs, The Santa Clarita valley real estate inventory is at 640 active units for sale. The cities of Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch, Valencia, Acton and Agua Dulce were all reconned via the Southland Regional Association of Realtors – SRAR – Multiple Listing Service system.
272 real estate listings are currently in Backup status within Santa Clarita real estate. This means that these are homes that have accepted contracts and are in escrow. In most cases the escrow money deposit has been received by the escrow company the home seller chose, the buyers are starting their inspections or have completed them and all is good within the transaction. However, the properties are being kept in backup position in order to get additional viewings and sellers want additional offers on those properties just in case their real estate falls out of escrow.
As an example, 7 homes which were in escrow, during the past 24 hours fell out of escrow. This means these properties are back on the market for sale. If they had additional viewings and showings, they may have received additional offers. Those additional offers could have been utilized to get these homes back into escrow. However, that is if those real estate buyers are not already in escrow on something else.
