october-7-2016-santa-clarita-real-estate-newsThe day is awesome and we bring to you Santa Clarita real estate news and the newest 21 real estate listings which have hit the Santa Clarita real estate market in the past 24 hours.

During the past 24 hours in real estate I have been monitoring the following real estate activity for our real estate clients in Santa Clarita Valley Cities. I have included the information for Valencia, Stevenson Ranch, Saugus, Newhall, Castaic and Canyon Country California. Each of these listings, at the bottom of this page, are going to be organized from newest on the market time frame to oldest – at least within the 21 home listings.

This 24 hour time period related to Santa Clarita real estate and news has been updated as of 1054hrs on October 7, 2016, Friday. We have a busy weekend coming up and are prepared to be of great assistance.

This is one of our most recent youtube video’s introducing the Santa Clarita real estate news website. Every site we have, I have done most of the heavy lifting. I take pride in my real estate websites. I want our Santa Clarita real estate websites to be cutting edge and never to be lacking in functionality or purpose.

In the Past 24 hours, within the Santa Clarita real estate news system, I have been following 21 new real estate listings which hit the market for sale in the SCV Cities of Acton, Valencia, Stevenson Ranch, Newhall, Castaic, Canyon Country, Saugus and Agua Dulce.

View the newest 21 real estate listings in Santa Clarita Valley below my Santa Clarita real estate news information.

11 real estate listings in the Santa Clarita Valley had their prices changed. 8 of the Santa Clarita real estate listings were reductions from listing price to listing price. One of the real estate listings, the one on Town Center Drive, that one was increased in price and put into pending status. Some agents do this in order to advertise their “skills” in being able to get more money than a home is listed at.

During our market watch segment for Santa Clarita Valley cities, I researched 7 real estate listings that went from being for sale and active on the market to being under contract. This applies to the homes being entered under the pending or backup status. The breakdown of the listing timeframe and days on market is as follows. The property which was on the market for the longest amount of time before entering escrow had been on the market for 105 days. The property which had the shortest amount of time on the market had 6 days on the market before having an accepted contract written on it.

Santa Clarita real estate news October 6, 2016

Today is Thursday and the Santa Clarita real estate news and sites are up and running. We have seen 20 new listings hit the local market in the past 24 hours and one of those listings was “sold before processing”.

Find out what Sold Before Processing Means.

Some consider the “sold before processing” a scam. Something that does a disservice to a real estate seller. Why would any real estate seller want to sell their home before having all who may be interested view it and have a chance to compete for it!!!

Sometimes real estate agents are to blame for setting up this scenario. Sometimes the real estate seller gets an offer which is too good to be true, so they take it. Sometimes a real estate seller knows the real estate buyer because of the buyer sending them a santa-clarita-real-estate-news-10062016nice arrangement, flowers, cookies, Disney gift basket – etc…

Today in Santa Clarita real estate, we have 20 new real estate listings that hit the market for sale. If you want to see them in their totality – View the New Santa Clarita Home Listings here

During the past 24 hours in Santa Clarita real estate, we have had 20 Santa Clarita real estate listings which have had their prices changed – Here is the break down so you can see how the current market is fairing in the SCV:

18 real estate listings have had their prices reduced. This is applicable from listing price to listing price. These homes are still active and for sale. These are not “reductions” within escrow, which sometimes happens and is reported during the escrow time period.

One of the 20 real estate listings, which have experienced a price change, was a price increase. This is also applicable regarding listing price to listing price. This price increase was not one of those which was completed in escrow under an accepted offer. This happens when the real estate agent is wanting to advertise they “sold for more” than the fair market value of a home. This was not the case – fyi.

The other price increase was a cancellation. This could be for a couple of reasons. The property is showing as a cancelled listing. The seller may have wanted to fire their real estate agent due to some issue or non performance. The real estate agent could have wanted to fire his seller, due to some issue. Maybe there was some tragedy that occurred or the home seller changed their mind, thereby wanting to cancel the real estate listing.

Real estate requires anyone – buyer or seller – to hire a local expert in their own market or the one they are interested in. We have a relocation procedure and system in place where we know agents in all 50 states and within other countries. We are REMAX Relocation and proud to be of service.

If you are in Santa Clarita Valley and want our assistance, I will be here for you personally. I’m Connor T. MacIvor and I want to apply for the job of being your Realtor.

Santa Clarita real estate news – October 5, 2016 – Wednesday

santa-clarita-real-estate-news-october-5-2016When it comes to real estate and the Santa Clarita real estate news, we have the information which a real estate buyer and real estate seller should be seeking.

Here is the number one reason a real estate seller needs this type of information. So they can deduce the type of market “outside” of their chosen real estate professionals opinion.  They have to know where they are in the current Santa Clarita real estate cycle and the best ways in which to have their Realtor handle their specific real estate sale. While most agents are going to give you the true skinny related to the state of the real estate market, some won’t. Those “some” are what you should be watching out for. With our Santa Clarita real estate news updates, you will know the status of the market and when you are ready make sure I am on your “agents to be interviewed” list!

The number one reason a real estate buyer needs to know where the current Santa Clarita housing market is because they are about to approach buying a home. If the market is in flux or if there is some type of “impending” circumstance which may affect them buying a home now, they need to be educated. Another unfortunate issue is most in my industry, present company excluded of course :), will say it’s always the time to buy real estate. Due to there being other reasons besides “The position of the current real estate cycle” for buying real estate. I get that, but a real estate buyer needs to know the truth before interviewing real estate agent number one. Make sure we are on your “interview” list for Santa Clarita Agents, I’ll show you what you need to know.

Today, October 5, 2016, as of 1229hrs, The Santa Clarita valley real estate inventory is at 640 active units for sale. The cities of Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch, Valencia, Acton and Agua Dulce were all reconned via the Southland Regional Association of Realtors – SRAR – Multiple Listing Service system.

272 real estate listings are currently in Backup status within Santa Clarita real estate. This means that these are homes that have accepted contracts and are in escrow. In most cases the escrow money deposit has been received by the escrow company the home seller chose, the buyers are starting their inspections or have completed them and all is good within the transaction. However, the properties are being kept in backup position in order to get additional viewings and sellers want additional offers on those properties just in case their real estate falls out of escrow.

As an example, 7 homes which were in escrow, during the past 24 hours fell out of escrow. This means these properties are back on the market for sale. If they had additional viewings and showings, they may have received additional offers. Those additional offers could have been utilized to get these homes back into escrow. However, that is if those real estate buyers are not already in escrow on something else.
